My tenants recently spent a large amount of money on fit-out. I did not ask them to, but gave them a rent-free period while they fitted out. It turns out now that they over capitalised and they have gone broke. They want me to pay them out for the expensive fit-out. I did not know how much them were spending and think this is fair. Can they legally make me do this?
